The Objective
Faced with increased competition from off-price retailers breaking into the Canadian market, TJX Canada (HomeSense, Winners and Marshalls) recognized the need to consolidate their Canadian head office.







With over 1,000 employees spread throughout three buildings in the GTA, TJX needed a new workplace strategy that anticipated future needs and offered employees a comfortable, flexible and expressive new home.






A comprehensive real estate assessment guided by figure3 led TJX to decide on a new 400,000 sf design-build campus that fosters community and connection. A 70,000 square foot podium topped with two 30,000 towers seamlessly accommodates growth (the floorplates in the west tower are designed to expand by 10,000 sf).



A soaring 3-storey staircase and airy central atrium strategically control people-flow throughout the facility, while a fashion runway ͚in the sky͛ connects the two towers.




From the 3-storey etched map standing tall in reception to environmental branding and wayfinding inspired by Canada͛s regions and landmarks, this fashion mecca pays homage to all things Canadian. To address major issues with inventory management, incoming and outgoing merchandise was centralized – reducing storage needs and freeing up floor space for collaboration zones.




The Results

Branded ͚Envision͛, the relocation and design project brought together three formerly disjointed groups; set achievable LEED objectives; accommodates future growth without interrupting workflow; and ͞walks the talk,͟ offering an expressive and balanced workplace.
